Our executive team, headed by Mr. Hughes, our Chairman; Mr. Singelyn, our Chief Executive Officer; Mr. Corrigan, our Chief Operating Officer; and Mr. Nelson, our Chief Financial Officer, has a successful track record of managing and growing a public REIT through all stages of the real estate investment cycle.
David P. Singelyn
David Singelyn is Chief Executive Officer of our Manager and a co-founder of AH LLC. Mr. Singelyn is a veteran of real estate ownership management and leasing business with over 25 years of executive management experience. As our Manager’s Chief Executive Officer, Mr. Singelyn leverages a vast knowledge of property and business acquisition and real estate portfolio management with experience managing rental business growth from start-up business to public entity. Mr. Singelyn currently acts as chairman and president of Public Storage Canada, where he built a management team that restructured the operations of the company, including building an operations team and installing accounting and operating computer systems. In 2010, Mr. Singelyn facilitated the restructuring of the ownership entity that was traded on the Toronto stock exchange resulting in the company “going private.” Public Storage Canada is internally managed and has more than 33,000 tenants. On average, there are approximately 3,000 new tenants each month throughout the portfolio of properties. In 2005, Mr. Singelyn, along with Mr. Hughes, founded ACE, and he now serves as a co-manager of ACE, with Mr. Goldberg.
Mr. Singelyn served as the Treasurer for Public Storage from 1989 through 2003, where he was responsible for equity capital raising, debt issuances, corporate cash management and financial management for many of Public Storage’s subsidiary operations. During his tenure, and with his direct involvement, Public Storage raised funds through the public and institutional marketplaces, including from a number of state pensions. Mr. Singelyn facilitated the acquisition of minority interests in many of Public Storage’s sponsored investment entities through various structures. In 1998, Mr. Singelyn assimilated the 1998 acquisition of Storage Trust Realty, a self-storage REIT with approximately 200 facilities located in 16 states, into Public Storage.
Mr. Singelyn started his career at Arthur Young and Company (now a part of Ernst & Young LLP) and also served as Controller of Winchell’s Donut Houses, a master limited partnership traded on the NYSE, where he was responsible for all accounting functions. Mr. Singelyn earned a B.S. in Accounting and a B.S. in Computer Information Systems from California Polytechnic University—Pomona.
John “Jack” Corrigan
Jack Corrigan serves as Chief Operating Officer of our Manager and leads our acquisition and property management activities. Mr. Corrigan brings over 20 years knowledge of property acquisition and real estate rental operations and business management to the company. Prior to joining our company, Mr. Corrigan was responsible for the acquisitions, dispositions, development, financing and management operations for A & H Property and Investments, a full service leasing and property management company in Los Angeles County with a portfolio of residential, retail, industrial and office properties currently worth approximately $300 million.
Mr. Corrigan served as chief financial officer of PS Business Parks, a publicly-traded REIT, from 1998 to 2004 and oversaw that company’s growth from an approximately $400 million private company to an approximately $2 billion real estate company with over 2,500 tenants specializing in office and industrial properties throughout the United States. Prior to his tenure at PS Business Parks, Mr. Corrigan was a partner in the accounting firm of LaRue, Corrigan & McCormick where he was responsible for the audit and consulting practice of that firm.
Mr. Corrigan started his career at Arthur Young and Company (now a part of Ernst & Young LLP) and also served as vice president and controller of Storage Equities, Inc. (a predecessor entity to Public Storage). Mr. Corrigan earned a B.S. in Accounting from Loyola Marymount University. He is a Certified Public Accountant licensed in the state of California and a California-licensed real estate broker.
Peter J. Nelson
Peter J. Nelson serves as Chief Financial Officer of our Manager and brings over 25 years of real estate transactional experience to our company. Prior to joining our Manager, Mr. Nelson was the managing partner of Morecambe Partners, LLC, an advisory and consultancy firm focused on early stage companies, workout situations and real estate businesses and transactions. Mr. Nelson joined Morecambe Partners in 2004, and during his tenure he has structured and invested in several commercial real estate transactions, including the acquisition, re-repositioning and disposition of industrial properties. While at Morecambe Partners, Mr. Nelson also led negotiations for the successful financial restructuring of The Murray Company, a significant Southern California contractor, in 2006, where he subsequently served as director.
From 1997 until 2004, Mr. Nelson served in several executive positions with Alexandria Real Estate Equities, Inc., or ARE, including chief financial officer, senior vice president—operations and treasurer. ARE is an approximately $5 billion REIT, and its portfolio primarily consists of office properties that provide research laboratories for scientific organizations. Mr. Nelson was responsible for debt and equity capital raising activities for ARE. Mr. Nelson was involved in ARE’s property acquisition and growth strategies throughout United States, and his responsibilities included overseeing ARE’s risk management activities and all accounting and financial reporting functions, including the supervision of audits.
From 1995 until 1997, Mr. Nelson served as chief financial officer of Lennar Partners, Inc., where he oversaw all financial and operational aspects of the company’s commercial property investment in and operation of commercial properties. Lennar Partners, Inc. was a subsidiary of Lennar Corporation, an NYSE-listed company and a Miami-based homebuilder and is now known as LNR Property Corporation. Before joining Lennar Partners, Mr. Nelson was chief financial officer for Westrec Properties, Inc., an owner and operator of marina and resort properties, where he was responsible for all debt and equity capital transactions and for accounting and financial reporting activities for over ten syndicated entities.
Mr. Nelson started his career at Arthur Young and Company (now a part of Ernst & Young LLP) and also served as vice president–financial planning of Public Storage from 1986 to 1990, where he was responsible for all financial aspects of deal-structuring and fundraising activities. Mr. Nelson graduated from California State University, Northridge with a B.S. in Accounting. He is an inactive Certified Public Accountant in the state of California.
David Goldberg
David Goldberg serves as Executive Vice President of our Manager and is involved in legal and transactional matters. Mr. Goldberg has over 30 years of experience specializing in corporate and securities law and real estate transactions. He is a co-manager of ACE with Mr. Singelyn, and he also serves as a legal consultant and senior counsel for Public Storage.
From 1991 until 2005, Mr. Goldberg held various legal positions with Public Storage, including senior vice president and general counsel. In such capacity, Mr. Goldberg was responsible for all Public Storage securities, real estate and property management activities and was involved in capital raising, real estate acquisition, corporate reorganization and property management transactions. From 1974 until 1991, Mr. Goldberg was an associate in the law firm of Agnew, Miller & Carlson, a partner with the law firm of Sachs & Phelps and a partner with the law firm of Hufstedler, Miller, Carlson & Beardsley.
Mr. Goldberg earned an A.B. in History and Social Studies from Boston University and a Juris Doctor from the University of California, Berkeley (Boalt School of Law). Mr. Goldberg is a member of the California State Bar.
Marvin M. Lotz
Marvin Lotz serves as Executive Vice President of our Manager and has over 25 years of experience in real estate transactions. Since 2007, Mr. Lotz has served as the President of ACE.
From 1984 until 2004, Mr. Lotz was a senior officer and member of the senior management team at Public Storage. During his tenure, he served several roles for the company, including senior vice-president, president of real estate acquisition, president of Public Storage Management Company and president of the Real Estate Group. As president of the Real Estate Group, Mr. Lotz oversaw all property development and construction and managed the disposition of real estate, the conversion of acquired warehouses to storage facilities and the renovation of existing portfolio properties. Mr. Lotz also served on the board of trustees of Public Storage until 2003. Mr. Lotz earned a B.A. in Business Administration from the University of Southern California.
Sara H. Vogt-Lowell
Sara Vogt-Lowell serves as Chief Legal Officer of our Manager. Since March 2006, she has served as general counsel for Public Storage Canada and ACE. As our Chief Legal Officer, Ms. Vogt-Lowell provides oversight, guidance, and direction regarding all aspects of our legal affairs, including preparing, negotiating and reviewing all real estate contracts, leases, financing instruments and corporate governance documents. Ms. Vogt-Lowell coordinates all legal matters and real estate transactions for our company, the Hughes family and their affiliated businesses, guides the defense of the company and the Hughes family in prospective and pending claims and lawsuits, and monitors applicable legal, regulatory and compliance developments.
Ms. Vogt-Lowell began her legal career at the law firm of Latham & Watkins LLP in 2002. As an associate at Latham & Watkins LLP, Ms. Vogt-Lowell was a member of the finance department and specialized in real estate transactions. There, she represented a variety of clients, including lenders, residential and commercial developers, landlords, tenants, buyers, sellers and owners of commercial, industrial, residential and other real estate projects, with specific experience in multi-site, multi-state property portfolios. She was active in virtually all aspects of the acquisition, disposition, exchange, financing, leasing and development of improved and unimproved real estate for both individuals and institutional clients. Ms. Vogt-Lowell earned a B.A. in Political Science from the University of California, Los Angeles and a Juris Doctor from the University of California, Berkeley (Boalt School of Law). Ms. Vogt-Lowell is a member of the California State Bar and is an active member of the Business Law and Real Property Law sections.
Vincent Chan
Vincent Chan serves as Chief Accounting Officer of our Manager and has 15 years of experience working with private and public real estate companies engaged in the acquisition and management of self-storage, commercial, retail and residential properties. Mr. Chan currently serves as the president of KS InsuRe Corporation and AH InsuRe, LLC, captive insurance companies affiliated with AH LLC. Mr. Chan was responsible for forming these entities to manage the various risk components of AH LLC and its affiliated entities. Mr. Chan also serves as the chief financial officer of ACE and Public Storage Canada with responsibility for accounting, finance, treasury, insurance, investor relations and management information systems. During his tenure with Public Storage Canada, Mr. Chan has been involved with various financing aspects of each of the companies’ growth including two public offerings and a syndicated credit facility with four commercial banks. Mr. Chan wa s also involved in the implementation of a new property management and accounting system when the company replaced administrative services previous provided by Public Storage.
Mr. Chan served as the corporate controller of PS Business Parks. Mr. Chan oversaw accounting and reporting matters with the SEC.
Mr. Chan began his career as a senior auditor of Ernst & Young LLP, where he earned his California Certified Public Accountant license. Mr. Chan earned a B.S. in Business Administration from California State University of Northridge with an emphasis in accounting.
